• The project is located on an ~11-acre site east
of US-101, adjacent to the Baylands Athletic
Center.
• The site is currently an aging, underutilized
office park, with ~193k sf in 4 buildings,
surrounded by a sea of surface parking.
• Converting office to residential at
proposed densities will reduce traffic.
• As is common for new residential projects
along the 101 corridor, the project must raise
the grade on the site to meet the City’s flood
ordinance.

Project Context
& Background

PAGE 3
• Addresses Palo Alto’s housing needs with 145 new
homes, designed to accommodate both growing families
and people downsizing, including:
• All for-sale homes, providing first time home
ownership opportunities in Palo Alto.
• All units will have 3 or 4 bedrooms, parking for two
cars, and private open space in roof decks and/or
side and back yards.
• Wide variety of unit types and sizes ranging from
~1,600 - 3,000 SF. More than half of the units have
ground floor bedrooms and bathrooms.
• Sustainable design including all-electric units,
solar-ready roofs, and EV-ready garages.
• Creates a thoughtfully designed project that is sensitive to its context, including the Baylands, has extensive
planting of largely native species, and is consistent with the use and density requirements of the existing zoning.
