PROJECT ENTITLEMENT TIME LIMITS AND EXTENSIONS
ENTITLEMENTS TIME EXTENSIONS EXCERCISING OF
ENTITLEMENTS
Land Use Entitlements
Approvals
Current:
• RS zones: 2 years.
• All other zones: 3 years.
Proposed:
• 3 years for all zones.
Land Use Entitlements
Current:
• RS zones: The Director may
approve a 1-year extension.
• All other zones: The original
review authority may approve
two, 1-year extensions (which
may also require a public
hearing).
Proposed:
• The Director may approve two,
1-year extensions (which may
be called up for review).
Land Use Entitlements
Current:
• A building permit has been
issued and construction
diligently pursued to
completion;
• A certificate of occupancy has
been issued; or
• If no building permits are
required, the use has
commenced.
Proposed:
• The bullets above; or
• An application for Concept
Design Review has been
submitted and deemed
complete within one year of the
main entitlement’s approval.
Concept Design Review
Approval
• 1 year to submit for Final
Design Review; and
• One, 1-year time
extension by the Director.
Final Design Review
Approval
• 3 years
Final Design Review
