Community Development Department
Monthly Report
The following information is provided as an update regarding the Planning and Housing Division activities during the month of July and updates for previously approved projects.

Planning Commission Meetings
On July 28, 2022, the Planning Commission met to consider the following items:

1. Vesting Tentative Subdivision Map #22-01, Villages of Patterson, Derbyshire Consideration of a vesting tentative subdivision map encompassing approximately 14.9 acres of land, located south of Olive Avenue and east of the future extension of Logan Way, APNs 047-031-005 and a portion of 047-031-056. The map would result in 90 lots proposed for development of single-family housing, along with streets and other infrastructure facilities.

The project site is located in the Medium Density Residential Zone and is subject to the Villages of Patterson Master Development Plan. The project was previously reviewed in the Villages of Patterson Environmental Impact Report (SCH No. 2006032043) The Planning Commission is advisory to the City Council in this matter. The applicant requested that this item be removed from the agenda. No action was taken.

2. Vesting Tentative Subdivision Map #22-02, Villages of Patterson Warwickshire A public hearing to consider a vesting tentative subdivision map encompassing approximately

27.23 acres of land, roughly bounded by Olive Avenue to the North, the future extension of English Birch Avenue to the south, North First Street to the west and the future extension of Logan Way to the east, APNs 047-031-035 and 047-059-004. The map would result in 147 lots proposed for development of single-family housing, along with streets and other infrastructure facilities.

3. Conditional Use Permit #22-02, Architectural & Site Plan Review #22-04 - McDonald’s Drive Through Remodel, 1001 Sperry Avenue, APN # 021-042-003 The project consists of a remodel of the existing McDonald’s restaurant drive through at 1001 Sperry Avenue. The proposed project would remodel the existing drive through to utilize a side-by-side configuration, which opens the drive-through up to two entry points, with two menu board layouts and order points, prior to converting to a single lane for pick up. With the modification to the drive through, the existing trash enclosure would need to be relocated. The new proposed location for the trash enclosure would eliminate a few existing parking stalls.

Minor additional modifications would also be made to the building to include a third window on the west elevation of the building and an additional 230 square feet of building floor area is proposed on the eastern elevation. The Planning Commission approved this item with a 5-0 vote.

4. Lot Line Adjustment #22-01, 2985 Renzo Lane
A lot line adjustment to redistribute existing property lines between three existing parcels, APNs 021-028-047, -049, and -015, totaling approximately 3.48-acres, at Villa Del Lago. The lots respectively measure 1.04, 0.47, and 1.97-acres before the adjustment. While all parcels are affected by the lot line adjustment, the lot line adjustment effectively removes the 0.47- acre parcel creating two parcels measuring 1.753-acres and 1.726-acres. The Planning Commission approved this item with a 5-0 vote.

The next regularly scheduled meeting will be held on August 25th, 2022 at 7:00 PM.

Master Plan Update
The Transportation Master Plan will be presented to the City Council in the near future.

The Draft Parks and Recreation Master Plan is tentatively scheduled for review by the Parks, Recreation, and Beautification Commission at the July 20th meeting.
