RECOMMENDATION
Motion to Approve Resolution No. 2023-27 Accepting the Chipotle Project as Complete; Authorizing the City Clerk to File the Notice of Completion.
BACKGROUND
The City Council and Planning Commission approved the development of Chipotle located at 975 Sperry Avenue (APN# 048-047-019) on the planning commission meeting of January 22, 2022. The developer, Net Lease Alliance LLC and Vermelfoort Architects Inc. hired Pickett & Sons Construction and their sub-contractors to construct the project. The project has been completed and the developer has complied with all Conditions of Approval and is requesting to be placed on the City Council agenda for project completion.
ANALYSIS
The City’s Engineer(s) and Public Works staff have performed the necessary inspections on all the offsite public improvements and certify that the developer has met all requirements for the general improvements. A notice of completion and a resolution are attached for Council’s approval.
A resolution has been prepared and attached to accept the project as complete and the Notice of Completion and the Agreement will need to be recorded by the City Clerk.
The developer has approved and signed off on the Landscape and Stormwater Control Measures Maintenance & Access Agreement.
FISCAL IMPACT
There is no budget impact associated with this item. The developer has paid all costs associated with these items.
