RECOMMENDATION
Motion to Approve Resolution No. 2025-49 Conditionally Accepting the Offsite Public Improvements for the Baldwin Ranch North Project; Authorizing the City Clerk to File the Notice of Completion; and Commence the One-Year Warranty.
BACKGROUND
The City received a request from the Developer, Baldwin Ranch Development, LLC, and the Contractor, Teichert Construction for the Baldwin Ranch North Project to be placed on the City Council agenda for acceptance of the offsite Public Improvements installed as part of this project. The offsite improvements include Jeremiah Way, Baldwin Road and Sperry Avenue.
The City’s Engineer(s) and Public Works staff have performed the necessary inspections on all the offsite public improvements and have generated a punchlist of items that the developer will be responsible for as a part of the conditional acceptance.
ANALYSIS
The City has collected the Warranty Bond for the Public Improvements.
A notice of completion and a resolution have been prepared and are attached for Council’s approval. Once the project is accepted by the City Council as complete, the One-Year Warranty Period will begin, and the Notice of Completion will be recorded.
FISCAL IMPACT
There is no budget impact associated with this item. The developer has paid all costs associated with these items and posted the required warranty bonds/check with the City Clerk.
