RE: Pismo Beach Fire & Police Station Bridging Documents — Option B and Expanded Scope Option A
Dear Jorge:

Mary McGrath Architects (MMA) in Association with Manns Woodward Studios, Inc. (MWS) is pleased to present our proposal for the completion of Option B as presented in the attached concept documents.

We have composed the following scope of work based upon the direction received form the City of Pismo Beach Project team. We have tailored this scope of work to develop both options equally and reuse as much information developed in Option A as possible in the refinement of Option B. The proposal for Option B is additive to Option A and depends on reusing similar work project The total added fee proposal for the expanded scope of Option A is $7,500 and the total proposed fee for the further development of Option B is $61,300 for a total contract amendment of $68,800. A task level breakdown of the fee for Option B is located at the end of the scope document. Please let us know if you have any questions regarding the scope and fee included herein. Thank you for the opportunity to continue to serve the City of Pismo Beach on this important public safety project.

Respectfully Submitted,

The design team has been requested to provide additional services for an alternate design option for the Pismo Beach Public Safety Building. All work associated with the original design options, referred to as Option A, shall remain as originally contracted. The design for the new scope of work shall be referred to as Option B.

Both Option A and Option B shall be prepared as two complete and separate deliverable packages. Each package shall consist of separate building program worksheets, room component diagrams and room data worksheets, concept floor plans/bubble diagrams, site plans/diagrams, Architectural narratives, MEP narratives, Structural narratives, and outline specifications.

OPTION A:

1.) BRIEF DESCRIPTION OF SCOPE: This option consists of the master planning of a combined Public Safety Building including all program spaces for the Fire operations, Police operations and shared public spaces. It is understood that the existing Police Station (approximately 8,300 gsf) shall receive major renovations and be designed to tie into the new construction to provide a single cohesive building with one centralized entrance located at the shared public spaces. The police program shall have visual oversight of the public access/entrance. The facade of this building shall reuse the facade of the existing school which is slated to be demolished to allow for construction of the new building.
a. Additionally, there is a separate existing 3-bay Fire Station (approximately 2,500 gsf) located partially in front of the existing Police Station. This building shall generally remain undisturbed, however minor interior renovations shall occur consisting of modifications to storage spaces to be used by the Police. No exterior work is anticipated.

OPTION B:

1.) DESCRIPTION OF SCOPE: This option consists of the master planning of two separate buildings (Building 1 and Building 2); creating a Public Safety Campus. a. Building 1 shall consist of all program spaces for the fire operations and the shared public spaces. The facade of this building shall reuse the facade of the existing school which is slated to be demolished to allow for construction of the new building. b. Building 2 shall consist of all program spaces for police operations. This building will consist of interior renovations and an addition to the existing Police Station building. The existing station is approximately 8,300 gsf. It is anticipated that the structure and exterior of the existing building will remain unchanged with the exception of the areas of the building receiving the proposed addition. It is anticipated that the addition will consist of approximately 2,200 to 2,500 gsf of new program spaces and shall generally be located on the south-east side of the existing station.
c. Identical to Option A, there is a separate existing 3-bay Fire Station (approximately 2,500 gsf) located partially in front of the existing Police Station. This building shall generally remain undisturbed, however minor interior renovations shall occur consisting of modifications to storage spaces to be used by the Police. No exterior work is anticipated.

Our team will issue final refined floor plan diagrams and site diagrams of the project satisfying all previously agreed upon commentary. Plans will be colored and include diagrammatic language as necessary to explain the critical functionality of spaces.
