RE: Pismo Beach Fire & Police Station Bridging Documents – Option C Development
Dear Jorge:
Mary McGrath Architects (MMA) in Association with Manns Woodward Studios, Inc. (MWS) is pleased to present our proposal for the development of an Option C as described below:
Option C consists of the master planning of two separate buildings (Building 1 and Building 2) creating a Public Safety Campus. This scheme is similar to Option B, with the major difference being the configuration of the fire operations portion of the building to have drive access (response and return) directly onto Bello as opposed to the diagonal access onto Bello/Wadsworth as planned in Options A and B. The Police building shall remain the same as designed in Option B.
We have composed the following scope of work based upon the direction received form the City of Pismo Beach Project team. We have tailored this scope of work to reuse as much information developed in Option B as possible in the refinement of Option C.
The total added fee proposal for the expanded scope of Option C is $15,000. Please let us know if you have any questions regarding the scope and fee. Thank you for the opportunity to continue to serve the City of Pismo Beach on this important public safety project.
Respectfully Submitted,
Mary McGrath, President

OPTION C – WORK PLAN & ASSOCIATED TASKS
TASK 1 – PROJECT INITIATION
1.) PROGRAMMING VALIDATION
No additional work is anticipated to be associated with this Task. It is understood that Option C program shall be identical to that of Option B, with all of the same programmatic spaces associated within each separate building being the same. It is also understood that all previous work associated with the Police building shall remain as previously designed for Option B.
TASK 2 – PRELIMINARY SITE & BUILDING INVESTIGATIONS
1.) PRELIMINARY BUILDING UTILIZIATION
No additional work is anticipated to be associated with this Task.
2.) SITE DIAGRAM REFINEMENT
We will review the site plan to graphically depict the approximate proposed footprint of both buildings and associated drive aisles, response/return aprons, and parking and with the Owner to validate all vehicular maneuvering clearances are accounted for. The Civil Engineering team will validate the grades related to the new entrance and exit locations.
TASK 3 – INITIAL CONCEPT PLANNING
1.) PRELIMINARY CONCEPT PLANNING
Our team will meet with Owner to discuss the selected refined site diagram in detail and address comments generated during the previous meetings. We will develop conceptual level bubble diagrams depicting room sizes and associated adjacencies. Our team will create, based upon these discussions, a series of refined architectural concept site plans, and refined floor plan bubble diagrams for the Fire and Shared building that demonstrate the validity of the project program of requirements.
TASK 4 – SCHEMATIC DESIGN
1.) PROJECT NARRATIVE AND REPORT
Our team will develop a preliminary project narrative outlining the technical requirements associated with the anticipated future scope of work. The narrative will include all applicable information obtained during the study and outline the intended quality of work to take place during future design phases and construction. The Project Narrative from Option B shall serve as the starting point for the Option C Project Narrative, and it is anticipated that the majority of work shall remain with minor exceptions based on the building and site layouts. It is assumed that the Structural, MEP, and IT scope of work and narratives shall be identical to that of Option B.
2.) FINAL FLOOR PLANS & SITE RENDERINGS
Our team will issue final refined floor plan diagrams and site diagrams of the project satisfying all previously agreed upon commentary. Plans will be colored and include diagrammatic language as necessary to explain the critical functionality of spaces.
TASK 5 – FINAL DELIVERABLES
BRIDGING DOCUMENTS
Our team will prepare a final package incorporating all relevant schematic design comments. The Bridging document package will be developed with the intent of clearly communicating the project requirements to prospective design build contractors. Deliverables shall be the same as required for Options A and B.
