Subject: Item 12.A -- City Council Agenda for June 21, 2022 Short Term Rentals Regulations and Enforcement

We want to thank you for putting this item on the agenda and addressing the problem/process with Short- Term Rentals (STR). We bought our lot at 124 N. Silver Shoals in 1988 and it took us five years to satisfy the city requirements before we moved in after construction in 1994. Over the past years we have observed the developments in our neighborhood which we expected. We did not expect that an STR would be established across the street from us. We believe the efforts to provide zoning rather than a blanket provision for all STR’s in Pismo Beach to be beneficial to San Luis Obispo County and the state of California.

We are within one-half mile of three hotels (Spyglass, Dolphin Bay, and the Cliffs), so there is convenient access to accommodations in the area for tourists. Given the stated rental of $800 per night and 182 days available, the potential income for the investors owning the property is $145,600 per year. It is clear what the ramifications of this potential STR are to our property as a family home in the future. In addition, there is a new owner at 100 N. Silver Shoals Drive and this situation presents a dangerous precedent for our family neighborhood, now and in the future. Clearly the idea of zoning would preserve housing for those of us who live fulltime in Pismo Beach.

We support the Urgency Ordinance and further recommend instituting zoning for STR permits. In addition, because of the lack of proper adherence to policy, we ask that you rescind the STR granted to the current owners of 125 N. Silver Shoals Drive due to their lack of adherence to the existing policy of granting STR’s.

Thank you for your understanding in the above matter.
