TITLE:
Notice of Completion and Acceptance of Public Improvements for Parcel Map 21- 0032, Hinds Avenue
RECOMMENDATION:
1.Accept the public improvements for Parcel Map 21-0032 as complete and authorize the release of the improvement securities;
2.Authorize the City Manager to sign, and the City Clerk to record, a Notice of Completion for the project.
DISCUSSION:
Parcel Map 21-0032, located at 478 Hinds Avenue, is a 3-lot residential subdivision consisting of three detached single-family residences (vicinity map included as Attachment 2).
As required by the Subdivision Improvement Agreement, the owner provided improvement securities to guarantee completion of the improvements, payment for labor and materials, and installation of the tract survey monuments. Since the public improvements are complete and survey monuments have been set, release of the improvement securities is warranted.
Conclusion and Recommendation
Staff recommends that the City Council accept the public improvements for Parcel Map 21-0032 as complete, authorize the release of the improvement securities and authorize the Notice of Completion (Attachment 1) to be recorded at the County Clerk’s office.
FISCAL IMPACT:
There are no immediate fiscal impacts associated with acceptance of the improvements.
Staff time for the project was paid by the Developer’s land development fees.

NOTICE OF COMPLETION AND ACCEPTANCE
FOR PARCEL MAP PB21-0032
NOTICE IS HEREBY GIVEN by the City of Pismo Beach in the County of San Luis Obispo, State of California, as follows:
1.That on the 1st of April 2025, the project hereunder described was considered completed and accepted by the City Council of the City of Pismo Beach.
2.That the description of said project is the construction of public improvements associated with Parcel Map PB21-0032, for the City of Pismo Beach.
3.That the name of the political subdivision controlling said project, and the owner of the land upon which the project was constructed, is the City of Pismo Beach, in the County of San Luis Obispo, State of California, whose address is 760 Mattie Road, Pismo Beach, CA 93449.
4.That the name of the owner/contractor on said project is Pismo Homes LLC, PO Box 1649, Arroyo Grande, CA 93421.
5.The name of the Surety on the project is SureTec Insurance Company, 2103 CityWest Blvd., Suite 1300, Houston, TX 77042.
