Re Planning Commission Hearing Item
The Gateway Project at Price, Dolliver, and Bay
Honorable City Council:
This project is going to be highly visible to all entering our city at that location, and I encourage you to follow our Zoning Ordinance/Parking/Height requirements.
Many of us have invested years of time into our ordinances and planning concepts…. For just such an occasion as this.
Item #1:
The Canopy
Since you asked: I would delete the Canopy, thank you.
It is not historic and does not blend well with our city theme "Classic California".
A beautifully designed project there, without the canopy, will be a fine gateway to the city.
Item #2:
Allocation of Bay Street
There is no justification to gift Bay Street.
Additional density from incorporating the street space into the project will simply increase the bulk and density.
If the developer wants to buy it, we can have it appraised and talk about it.
Item #3:
Require parking for the project in accordance with our ordinance.
Do not count tandem parking to satisfy required parking. Give them as many units as they can fit into the zone, and require parking in accordance with the ordinance.
If you hold this project to our well-planned city requirements on new development, it has a good chance of being a great addition to our city, as well as an attractive gateway project. There is no need, nor justification, to exceed the parameters of our ordinances, nor to gift it with extra density and dimension. Our ordinance is well planned.
Thank you to all the staff, elected officials, and other citizen volunteers who devoted many years to composing our city planning documents. Now let's use them and we can look forward to a good project from our friends and neighbors at Coastal Community Builders.
Thank you for the opportunity to comment. I look forward to the new look downtown.
Best regards,
Effie McDermott, Shell Beach
