Re: Support for the Gateway Pismo Project
Honorable Mayor Waage and Councilmembers:

On behalf of the Pismo Coast Association of REALTORS® Board of Directors, I am writing to express our strong support for the proposed Gateway Pismo project. As REALTORS®, we recognize the importance of thoughtfully planned development that enhances our community’s character, addresses housing needs, and strengthens our local economy.

Gateway Pismo offers a long-overdue improvement to a key entry point into our city, replacing an underutilized site with an attractive, pedestrian -friendly gateway that aligns with the Pismo Beach Downtown Specific Plan. This project reflects a balance bet ween economic vitality and community priorities by:
• Redeveloping a blighted and underperforming property into a vibrant mixed-use space.
• Adding much-needed single-level, accessible residential units, including affordable housing opportunities.
• Delivering high-quality architectural design that complements Pismo’s coastal charm.
• Fully meeting on-site parking needs.
• Preserving view corridors and enhancing landscaping.

• Creating new commercial spaces that will support local businesses and expand visitor offerings.

Our association values projects that contribute to the long-term health and prosperity of Pismo Beach. Gateway Pismo’s careful design, community input integration, and commitment to economic and aesthetic improvements make it a project worthy of your approval.

We respectfully urge the City Council to move forward with approving Gateway Pismo, ensuring our city benefits from the economic growth, housing opportunities, and visual enhancements this project will provide.

Thank you for your thoughtful consideration.

Sincerely,

Jocelyn Brennan
