Dear Honorable Mayor and City Council Members,
My name is Jason Hart and as a commercial real estate broker with extensive experience on the Central Coast, I am writing to express my enthusiastic support for the proposed Gateway Project. I have analyzed this project from both an economic and community-building perspective, and I believe it represents a pivotal opportunity for the City of Pismo Beach.
For years, the property at the entrance to your downtown has been underutilized and in a state of disrepair. A city’s gateway should be a direct reflection of its character and vitality.
Currently, this parcel fails to create the positive first impression that Pismo Beach deserves. It does not represent the vibrant, thriving coastal community that we all know and cherish. The Gateway Project is the thoughtful, well-designed solution to transform this liability into a landmark asset.
From a commercial standpoint, this project is a clear catalyst for economic growth. The inclusion of ground-floor commercial space, specifically designed to attract small businesses, will diversify the local economy and create a synergistic retail environment. Beyond the clear economic benefits, the project directly addresses one of our region’s most pressing challenges: housing. The addition of 34 new homes, with a firm commitment that they are for residents and not short-term vacation rentals, is a significant step in the right direction.
Furthermore, the inclusion of five deed-restricted affordable units demonstrates a genuine commitment to fostering a diverse and inclusive community where local workers and families can afford to live.
I am also deeply impressed by the developer's responsiveness to community feedback. The evolution of the design to include warmer colors, public art installations, and varied building heights shows a willingness to create a project that is not just built in Pismo Beach, but is built for Pismo Beach.
In conclusion, the Gateway Project is a well-conceived, multi-faceted development that turns a long-neglected eyesore into a beautiful and productive entry point to your city. It delivers significant economic, housing, and aesthetic benefits. This is precisely the type of forward- thinking investment that will ensure Pismo Beach remains a premier coastal destination for residents and visitors alike for decades to come.
I respectfully urge you to approve the Pismo Beach Gateway Project.
