Re: Letter of Support for the Gateway Project — Price & Dolliver Streets
Dear Honorable Mayor and City Councilmembers,
As President of the Home Builders Association of the Central Coast (HBACC), I am writing to express our strong support for the Gateway Project as it comes before you for flnal consideration.
This project represents the kind of thoughtful, inflll housing that is urgently needed in Pismo Beach and throughout the Central Coast. It has undergone extensive public review, design revisions, and planning evaluation over several years, and now stands as a community- informed project that is ready to deliver new homes and local-serving businesses in a key location.
Meeting the Moment on Housing
As you know, the Central Coast continues to face a signiflcant housing shortage, affecting families, workers, and employers across our region. Projects like the Gateway—offering 39 new homes in a walkable, transit-connected part of the city—are essential to addressing this shortage responsibly and sustainably.
The site’s transformation from a long-vacant gas station into a vibrant, mixed-use development supports both the city’s housing goals and its broader vision for revitalizing its downtown core.
A Process That Should Lead to Action
It’s worth acknowledging that this project has been in the entitlement process for an extended period of time. While community engagement and careful planning are critical, the length of this review—despite the project’s alignment with city goals and consistent
reflnement—should not become the norm. When a project is well-situated, community- vetted, and responsive to feedback, it should be allowed to move forward with certainty and predictability.
This is not just about one project—it’s about maintaining a clear and functional path for producing the housing and investment our communities urgently need.
A Ready, Balanced Opportunity
The Gateway Project brings housing, economic activity, and improved land use to a prominent site at the southern entry to downtown. With commercial space on the ground fioor and new residences above, it will support local businesses, improve walkability, and replace an underutilized property with lasting community value.
We respectfully urge the Council to approve the Gateway Project and help set a positive example for how communities can balance thoughtful process with timely action. HBACC remains committed to supporting projects that align with local goals and refiect strong community planning—this is one of them.
Thank you for your leadership and commitment to the future of Pismo Beach.
Sincerely,
Michael Stoltey
