6) The grounds for this appeal include:
A. The commission did not follow the Secretary of Interior Guidelines in permitting modifications to be made to the property, some commissioners expressing the believe that they are only obligated to support "the spirit and intent of the SOR" or other vague notions about that the mandated standards "are not absolute but provide guidance."
B. The commission failed to follow applicable laws or display a basic knowledge and application of the laws related to the issues presented as if their mission was merely to offer a best stab at following laws, an amorphous view that they are obligated to merely "strike a balance" of conflicting interests.

C. The commission failed to make findings solely on evidence in the record but rather relied often on assertions of unverified facts that were not before them. One commissioner, for example, asserted that "wood windows cost four times as much" as vinal windows, yet no evidence was presented for support to that seemingly dubious claim.

Final words
• Vinyl, Fiberglass, or Wood
• There's an article for everything If you look long enough • There are pro's and cons for each
• Less maintenance, no painting, don't warp, weather resistant, rigidness, mimic wood sash/window size due to rigidity, cost, energy efficient
• The fact that only on person had a problem with the planning commission hearing, I finds this to be a huge win.
• I have received no written letters, emails or social media posts complaining of the results.
• No one has knocked on our front door to complain
• Of the neighbors we have spoke regarding the planning commission meeting and continually improve our home. In fact, several wrote the planning commission. • If anything, this process has actually had a negative effect on peoples view of the city/planning commission.
