RESOLUTION NO. -23
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PLEASANT HILL TO ACCEPT SUBDIVISION IMPROVEMENTS FOR SUBDIVISION 9447 (RELIEZ TERRACE)
WHEREAS, Ponderosa Homes II, Inc., the developer of Subdivision 9447, previously entered into a Subdivision Improvement Agreement dated January 27, 2020, and authorized by City Council Resolution No. 45-19, with the City of Pleasant Hill, to complete improvements associated with Subdivision 9447, in accordance with plans on file with the City Engineer; and WHEREAS, the public and private improvements are complete in accordance with said plans, and any approved modifications thereto, to the satisfaction of the City Engineer; and WHEREAS, the developer provided a Faithful Performance Bond and a Labor and Material Bond, each in the amount of $1,231,296 for on-site improvements, and $600,748 for offsite improvements; and WHEREAS, the developer shall provide a Maintenance Bond in the amount of $247,807 to guarantee the on-site and off-site improvements for a one-year period; and WHEREAS, the Faithful Performance Bonds, and Labor and Material Bonds will be released in accordance with Pleasant Hill Municipal Code Section 17.35.070.D.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Pleasant Hill approves and accepts the subdivision improvements for Subdivision 9447 (Reliez Terrace) as complete.
