RESOLUTION NO. -24
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PLEASANT HILL TO ACCEPT SUBDIVISION IMPROVEMENTS FOR SUBDIVISION 9552 (OAK PARK
PROPERTIES) AS COMPLETE
WHEREAS, Davidon Homes, the developer of Subdivision 9552, previously entered into a Subdivision Improvement Agreement dated June 7, 2021, with the City of Pleasant Hill to complete improvements associated with Subdivision 9552, in accordance with plans on file with the City Engineer; and
WHEREAS, the public and private improvements are complete in accordance with said plans, and any approved modifications thereto, to the satisfaction of the City Engineer; and WHEREAS, the developer provided Faithful Performance Bonds and Labor and Material bonds, each in the amount of $2,750,000 for on-site improvements and $31,000 for off-site improvements; and
WHEREAS, the developer shall provide a Maintenance Bond in the amount of $417,150 to guarantee the on-site and off-site improvements for a one-year period; and WHEREAS, the Faithful Performance Bonds and Labor and Material Bonds will be released in accordance with Pleasant Hill Municipal Code Section 17.35.070.D.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Pleasant Hill approves and accepts the subdivision improvements for Subdivision 9552 (Oak Park Properties) as complete.
