RESOLUTION NO. -26
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PLEASANT HILL TO ACCEPT SUBDIVISION IMPROVEMENTS FOR SUBDIVISION 9520 (401 TAYLOR
BOULEVARD) AS COMPLETE
WHEREAS, CDP PH Holding LLC, a Delaware Limited Liability Company, the developer of Subdivision 9520, previously entered into a Subdivision Improvement Agreement dated August 11, 2022, with the City of Pleasant Hill to complete improvements associated with Subdivision 9520, in accordance with plans on file with the City Engineer; and WHEREAS, the public and private improvements are complete in accordance with said plans, and any approved modifications thereto, to the satisfaction of the City Engineer; and WHEREAS, the developer provided Faithful Performance Bonds and Labor and Material bonds, each in the amount of $1,531,233 for on-site improvements and $1,180,344 for off-site improvements; and
WHEREAS, the developer shall provide a Maintenance Bond in the amount of $406,736 to guarantee the on-site and off-site improvements for a one-year period; and WHEREAS, the Faithful Performance Bonds and the Labor and Material Bonds will be released in accordance with Pleasant Hill Municipal Code Section 17.35.070.D.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Pleasant Hill approves and accepts the subdivision improvements for Subdivision 9520 (401 Taylor Boulevard) as complete.
