APN 275-460-61-00 -Objections to Development Project-Country Montessori School Wednesday, November 13, 2024 12:32:38 PM
Attachments: Objection to Proposed Housing project at 12674 Monte Vista Road pdf Dear Poway City Council Members and Planning Commission, Please see our concerns below and attachment for the Development Review (dR) 23-0003 and the Proposed Affordable Housing Agreement and Attachments, including the Ground Lease, for the development on real property located at 12674 Monte Vista Road, Poway, CA 92064, with APN 275-460-61-00 (Property). We will also be in attendance and would like the opportunity to voice our objections and concerns. We are respectfully asking for a confirmed receipt of this email, thank you.

Dear Poway City Council Members & Planning Commission,
We, the Country Montessori School community, respectfully submit our concerns regarding the
proposed housing development at 12674 Monte Vista Road. This project poses significant risks
to the safety and well-being of our students, families, and staff. Our key concerns are as follows:

Traffic and Safety
The proposed development, located approximately 50 yards from our school's main entrance, will undoubtedly increase traffic congestion during critical drop-off and pick-up times.

Increased
vehicle activity in such close proximity to our campus raises substantial safety concerns, particularly for young children navigating the area. Studies have shown that heightened traffic near schools correlates with an elevated risk of accidents and injuries to students (Source:
(Urban Institute Study).

Parking Constraints
The current availability of street parking is already limited, and the development will exacerbate
this issue. Our staff, families, and nearby businesses rely on this parking, and the increased demand will create logistical challenges for all parties involved.

Environmental Impact
Construction activities will result in noise pollution and diminished air quality, both of which will
disrupt the learning environment for our students. Additionally, prolonged construction in such
close proximity will negatively affect the overall campus atmosphere, which plays a vital role m
early childhood education.

Given these significant concerns, we respectfully request:

1. A comprehensive impact assessment focusing on traffic, safety, and parking.

2. A review of alternative locations for the proposed project that would have less direct impact on nearby schools.

3. Data on how many low-income housing developments have been approved within close 2 of 4 November 19, 2024, Item #10

proximity to elementary schools in the Poway Unified School District.

We believe that building a housing facility directly across the street from our school presents considerable safety and logistical challenges that merit reconsideration of this project.

Thank you for your attention to this critical matter. We look forward to your thoughtful review and
response.

Sincerely,
Country Montessori School
