into 2
•2 SFD on 2 Lots which allows the meager structural expansion
Our Boundary Adjustment Proposal
•Remove section of Southeastern corner and add to Southern lot •Lowers average slope to 14.6%
•6+ acres Open Space Easement
•Starridge Park Hiking Trail
•Permanent Taxable Property for City of Poway
No Zoning or Density Changes
City Denied Proposal for 3 reasons
•1. Unusual Shape (not square enough)
•Response: City Council can approve unusually shaped lots when preserving Riparian Woodlands, unique topographic features, or Areas of significant Community Importance. •We are preserving Nationally Protected Wetlands, and are providing the community with an official City of Poway Hiking Trail to a great outdoor park. •The City of Poway has already approved many unusually shaped lots (See last slide). •The general policy here is should not shall. The General Plan allows council flexibility to make utilitarian decisions. •City Government Code 66412 (d) requires parcels resulting from a lot line adjustment conform to the General Plan and zoning code. The General Plan also does allow for unusually shaped lots so the proposed boundary adjustment is technically in conformance. •2. Lot Dimensions (80’ < 110’)
•Response: Total width ~500’ and Average width ~356ft. Lot minimums exist to ensure enough space for the setbacks of new structures. The 80’ section is fully contained in the open-space-easement that will never be developed regardless of the dimensions. •3. Eastern Access
•Response: There is existing access from Catawba
•The Hiking Trail that will be integrated will provide access to this eastern section. •The connection section is wider than Pequot Dr.
Open Space Easement
•The Open Space Easement (outlined in green) has been expanded to maximize the conservation outside of the
building pads and fuel management zones.

Why Should The Neighborhood Trust Us?
•Don’t! We have heard the horror stories of past projects breaking promises after approval; all leading to a profound distrust of subdivisions. •We are simply citizens who purchased land to develop for ourselves. We hope to join the neighborhood on good terms, and propose for the Open Space Easement to be completed before the Boundary Adjustment is recorded. •We are asking City Council to consider setting the Open Space Easement as a condition for recording for this Boundary Adjustment. We will file the documentation for it by the end of this week. •We ask for the Boundary Adjustment to be conditionally approved and only allowed to be recorded once the Open Space Easement is recorded. Setting the stage for the Subdivision thereafter. •We have sent a letter to 220 unique
addresses within 500’ of the proposed
boundary adjustment introducing
ourselves and explaining the project.
•We rented a meeting room at the Poway
Community Center and hosted a
neighborhood meeting with 9 attendees.
•We have received 5 e-mail responses to
our letter all in the positive.
•I have personally walked the
neighborhood 5+ nights knocking on
doors, meeting neighbors, and answering
questions.
•Every neighbor who has understood our
proposition, was in favor. Everyone aligned
with preserving as much land as possible
and minimizing impact.
Opposition?
•Considering the entitlement for two structures, why would anyone oppose this effort? •Concerned individuals need only contact us. We are always available and endeavor to mitigate impact. •The project will progress with or without approval. With the Boundary adjustment, there is a clear public benefit in a hiking trail, preserved land, and property tax in perpetuity.
The lone negative e-mail response desperately wants to retain hiking access. We agree! That’s why we’re including a Hiking Trail Easement that will blaze an official City of Poway hiking trail to Starridge Park for the community!
