SUBJECT: Final Acceptance of Improvements for Parcel Map No. 36913 (Magnesia Falls Plaza)
SPECIFIC REQUEST OR RECOMMENDATION
Staff recommends that City Council accept the private improvements for Parcel Map No . 36913 (Magnesia Falls Plaza) as completed and authorize the filing of the Notice of Completion with the County Recorder's Office.
JUSTIFICATION OR INFORMATION
Parcel Map No. 36913 created one parcel from five lots on approximately 4.51 acres in the Magnesia Falls Plaza property (formerly Rancho Las Palmas Office Park), east of Rancho Las Palmas Shopping Center. The project site is fully developed with four existing buildings and a common area lot.
Parcellation of the four existing office buildings provided an opportunity to address existing Americans with Disabilities Act (ADA) nonconformities and upgrade the landscaping with a climate appropriate and water efficient landscape plan.
The developer has completed the on-site (private) improvements in accordance with the plans and specifications and the requirements of the Tentative Map. The improvements are now ready for acceptance by the City. It is recommended that the City Council accept the private improvements as complete and authorize staff to file the Notice of Completion.

This Notice of Completion is executed under authority of a directive from the CITY OF RANCHO MIRAGE.

Cole, declare under penalty of perjury that I am the City Engineer of the CITY OF RANCHO MIRAGE, that I am familiar with the facts stated in the foregoing Notice of Completion executed for and on its behalf, and that I have read the foregoing Notice of Completion and know the contents thereof to be true.
