Since JAS is not able to view the actual design plans, specifications, and schedule, the following cost estimate is based on our experience in reviewing large, and similarly complex projects, our understanding of the specific code and process requirements of the City of Redondo Beach and the general project description and permit valuation provided by the City which is understood and detailed in the following proposal.

Project Description
The project is currently described as the renovation of the existing 3 level mall including the existing Nordstrom’s building.
Work includes modification of the original mall type of construction, revision of interior finishes, adjusting the storefront line of various tenant spaces, demising and adaptive reuse of the Nordstrom’s space into a mixed-use occupancy, and converting the concourse area to an interior, un-conditioned space. Work also includes renovation of the basement, the 5 level parking structure, and associated site work.
Services
This proposal includes the plan review of the structures listed in the project description for compliance with the applicable City adopted and amended Building codes and other appropriate state and national standards:
1. Building Plan Reviews (including Architectural, Structural, and Disabled Access)
2. Fire Plan Reviews
3. Mechanical Plan Reviews
4. Electrical Plan Reviews
5. Plumbing Plan Reviews
6. Energy and Green Building Reviews
Other related plan review and coordination services that are not specifically described above are not included in this proposal, however, can be performed on an hourly basis.
Sevice Delivery & Timelines
Plan review services shall commence upon formal submittal of plans to JAS Pacific and shall continue until approval of plans.
Due to the large scope of the project, the initial plan review is expected to be completed in 6 weeks. Subsequent rechecks are anticipated to be completed in 4 weeks or less. These estimates are based on receipt of complete plan submittals. Phased and deferred submittals and code modifications requests may require additional time. Activities such as virtual and/or inperson meetings, review of Alternative Means or Methods of Compliance, and consultation/coordination with city staff are included in this proposal and are considered as billable activities.
Project Cost
The proposed fee for plan review is based on an hourly estimate considering the proposed development project as understood by JAS and described above. Consistent with the expertise required, the hourly plan review service rate for the Galleria Mall Renovation Project is $145/hour. The proposed total cost is as follows:
Total estimated plan review time: 1980 hours
Hourly rate: $145/hour
Calculated Plan Review Fee: (1980 hours x $145/hour) = $287,100.00 The proposed total cost is $287,100.00
Unless directed by the City, plan review fees will be invoiced monthly throughout the duration of the project.

CHEVAL BLANC
The project will bring a nine-story hotel building spanning an area of 220,000 square feet. The hotel will feature up to 115 guest rooms with restaurant space and a private club. The hotel design features a tiered roofline, ranging from four to nine stories in height, with an apex roughly 115 feet above street level. Upperlevel setbacks will be used to create guest amenities including a lavish garden and multiple pool decks.
ONE BEVERLY HILLS
This $2 billion, 10 acre development plan includes five new structures: a 3-story retail and dining pavilion a conference center, a 10-story hotel, two residential towers. One tower will be 28 stories adjacent to the second tower of 32
stories. There will be approximately 5 acres of botanical garden areas, some of which will be available to the public, while other will only be available to guests and residents.
The project will also include the remodel and updating of the Beverly Hilton. A subterranean parking lot will
accommodate over 2,000 vehicles.

This project consists of the demolition of 2 existing buildings, one surface parking lot and one parking structure followed by the construction of a new 471,000 square feet, 21 story high rise. The new building will have an 8-story podium parking structure on which a 13- story office tower building will reside. 10,000 sq. ft. of the space will be used for retail.
LA CULTURA AFFORDABLE HOUSING
This project is a mixed use, transit oriented, infill development totaling up to 425,000 square feet up to 6 stories, including 355 residential units, with 20 percent of those reserved as affordable to moderateincome households. Additional components include up to 50,000 square feet of retail.
