SUBJECT: GALLERIA MALL RENOVATION PROJECT PLAN CHECK PROPOSAL Dear Ms. Lina Portolose:
JLee Engineering, Inc. (JLee Engineering) is pleased to submit this cost proposal to provide plan check services for the South Bay Galleria Mall Renovation Project for the City of Redondo Beach.
We have extensive experience in performing high profile and complex projects similar to South Bay Galleria Mall Renovation Project for our current client agencies. We can provide high quality and timely delivery of plan check services for this project.
Our proposal for the plan check services based on our understanding of the project are as follows:
I. Project Description (South Bay Galleria Mall Renovation):
A. General Description (Per attached “RFC Galleria Project Plan Check 07 01 2022”) • Renovation of the existing mall and incorporating the existing Nordstrom’s building into the mall building property.
• Conversion of the construction type to Type II-B.
• Revision of interior finishes, adjusting the storefront line of various tenant spaces, demising the Nordstrom’s space, and converting the concourse area to an interior, un-conditioned space. • Renovation of the basement, the parking structure, and associated site work which includes adding an open-air plaza and the construction of a bermed area along the north elevation along Artesia Boulevard.
B. Project Valuation: $55,000,000
C. Project Summary and Building Qualifications (See “RFC Galleria Project Plan Check 07 01 2022”) II. Proposal:
A. Scope of Services:
1. Provide plan check services (Building, MEP, and Grading) for the South Bay Galleria Mall Renovation Project.
B. Services Delivery:
1. Plan review services are from the initial submittal and up to plan approval.

2. All plan check services will be delivered timely based on the type of reviews needed.
3. Plan check timelines will depend on the project plan packages. The estimated projected plan check timelines are as follows:
• Initial Reviews: 3 to 4 weeks
• Rechecks: 2 to 3 weeks
C. Cost Proposal:
1. The proposal fee is estimated based on the limited information contained in the “RFC Galleria Project Plan Check 07 01 2022”.
2. Hourly Rates: Building, MEP, and Grading Review: $140.00
3. The estimated plan check hours are approximately 1,860 hours. • The estimated plan check fee for JLee Engineering is $260,400 (1,860 hours x 140/hour).
4. The fee proposal for the plan check services is not to exceed $260,000.

The City of Redondo Beach seeks cost proposals for plan check services of the following project.
Project
South Bay Galleria Mall Renovation

Cost proposal
The City seeks a summary cost proposal for the project as noted above. The proposal shall include projected plan check timelines, projected hours, hourly rate, and total cost for the services from initial plan review to full approval.
