From: TED SEMAAN, PUBLIC WORKS DIRECTOR
TITLE
APPROVE THE PROCESSING OF FINAL TRACT MAP NO. 82707 (36 - UNIT RESIDENTIAL CONDOMINIUM PROJECT, “THE FOUNDRY,” AT 190TH STREET AND FISK LANE), ACCEPT

DEDICATION OF ALL EASEMENTS FOR STREETS AND HIGHWAY PURPOSES SHOWN ON THE

MAP, AND AUTHORIZE THE CITY CLERK TO CERTIFY MAP APPROVAL

EXECUTIVE SUMMARY
Final Tract Map No. 82707 conforms to the requirements of Title 10 of the Municipal Code, the California Environmental Quality Act, and the State Subdivision Map Act. The Los Angeles County Engineer is now ready to record the map with the Los Angeles County Recorder’s Office. The processing of the map must be approved by the City Council and certified by the City Clerk prior to recording.

BACKGROUND
On September 15, 2020, the City Council adopted Resolution No. CC-2009-068 approving the Conditional Use Permit, Planning Commission Design Review, and the Vesting Tentative Tract Map No. 82707 to allow the construction of a 36-unit residential condominium project, also known as “The Foundry.” The project is located on the corner of 190th Street and Fisk Lane. The proposed project is located within a Low-Density, Multiple-Family Residential (R-3) zone.

Per the development conditions approved by the Planning Commission and City Council for the project, easements for public street and highway purposes on Fisk Lane and Spreckels Lane are shown and dedicated on the Map creating a consistent right-of-way width with the surrounding the streets. To certify the public’s interest in the easements, the City is required to accept the dedication of the easements.

Tract Map 82707 has been reviewed by the Community Development Department Director, who concurs with the recommendation of the City Engineer.

Tract Map No. 82707 meets the required 36-month vesting period, shows the easement dedications and acceptance, and is ready for recording with the Los Angeles County Recorder’s Office upon approval of the processing of the map by the City Council and certification by the City Clerk.
