Hello Brandy,
I had a few homework items from the last Planning Commission meeting on three topics. 1) Character Neighborhood Faye&Susana objective standard proposal 2) R2 and R3 cantilever design examples
3) Provide R-1A zone examples of roof height and mezzanines These documents are from me and not from the sub-committee (I did share draft of these documents with Shiela in advance)
The document were too large so I sent an iCloud link. Could you let me know if it doesn’t work?

I have one request, in the R1-A document I take a guess at the heights of R1-A flat room design and R1-A pitched roof design.
I estimate that the predominant flat roof height in the R1-A is 26’ and predominant pitched roof height is 28’.
These are my best visual guess at the maximum heights.
Can I ask for official height or actual heights? How can I get such information to discuss at the next Planning Commission meeting?
Thank you,
Matthew Hinsley

Sheila and Matthew,
Thanks for sharing this. We are going to go through all of the revisions at the May 18th meeting. The document is much cleaner and easier to follow, and we did already include “intent” language at the beginning of each table, that might be similar to what you are considering.
I will talk with Lisa and her team on Monday. Maybe we can do a subcommittee call between when we release the document (we are shooting for next Thursday) and the Commission meeting the following week—so thw two of you get a feel for what has changed and what we will be presenting.
If you recall, at the last PC meeting I noted that this May meeting will be to go through the changes to the document and give you all a chance to ask questions. Then, you will have a month to review it and we can add any recommended revisions from the Planning Commission to the resolution forwarding the zoning revisions to implement this to the City Council.
We are off tomorrow, so I will touch base next week.
Thanks, and have a great weekend!
