PRIME
LOCATION
Market demand has not
supported a commercial use.
Commercial vacancies
continue to go up in today's
post COVID economy.
Warehouse and logistics uses
have lower traffic counts
than most BP, LI and
commercial land uses.
There were numerous attempts
at selling the site as
commercial.
Kosmont's 2019 market analysis
revealed that commercial vacancies
have not decreased since the Great
Recession of 2008.
The new land use designation is
particularly well suited for the Project
site due to the physical and visual
accessibility from the 210 freeway.
