A developer has

a zone change.
To avoid jeopardizing
the transaction, the
Planning Division does
not recommend this
property for zone

One property is designated Residential-High Density. The Planning Division does not recommend a zone changes because the Division is processing a request to develop townhomes/apartments on two of the properties and the developer is negotiating a sale with the owner of the third property. 5 Two Mixed Use Zones

The parcel located on the southwest corner
of Foothill Blvd and Willow Ave has a been
in a partially developed state since prior to
2007. The Planning Division does not
recommend a zone change. The property is
not residentially designated, and zoning
does not appear to be a barrier.

have issued a citation and an order to

8 Residential Mixed-Use
Although there has been no activity on the
larger parcels, the Planning Division has
received inquiries about multi-family
residential on the small lot. However, the
lot is too small to development MFR until
the City adopts the rezone strategy.
Do not recommend changing these vacant
R-MU Parcels. The lots are adjacent to
residentially developed parcels.
