DISCUSSION:

The property located at 6065 Giant Road, a parcel of 6.715 acres (Assessor’s Parcel Number 405-030-060 & 61) has been developed (or approved for development) into several warehouses in the City of Richmond.

During the development of Pinole Point Phase 3, the project’s applicant, Ridgeline Property Group, determined that an existing storm drain easement depicted on Parcel Map MS 755-04 filed in Book 202 of Parcel Maps page 13 did not best serve the development of the property (Attachment 1). City staff reviewed the proposed alignment of the new easement with the applicant and determined it better served the development and the City’s mission and obligation to effectively manage storm water runoff. The applicant prepared the necessary Quitclaim document (Attachment 2).

The applicant prepared two Grants of Easement that illustrates the proposed location of the new 15’ storm drain easement (Attachment 3).

Upon adoption of the noted resolution (Attachment 4) and execution of referenced documents, the applicant will proceed to record the documents with the Contra Costa County Recorder’s office.
