RECOMMENDED ACTION
Approve the Project Improvement Agreement (PIA) associated with the Parallel Avenue SelfStorage Project between JKB Living, Inc. and the City of Ripon, and authorize the Mayor to sign for recording.
BACKGROUND
Attached is the Project Improvement Agreement (PIA) for the Parallel Avenue Self-Storage Project between JKB Living, Inc. (“Developer” and “Owner”) and the CITY OF RIPON, a Municipal Corporation (“City”). It is made with respect to certain real property (the “Property”) owned by Owner, located at 700 S. Parallel Avenue (APN 261-160-10 and APN 261-160-11) The City has received the required submittals and development fees for the improvements.
DISCUSSION/ANALYSIS
The following improvements are included in the attached Project Improvement Agreement (PIA):
Asphalt Paving, Curb, Gutter and Sidewalk
(2) Handicap Ramps
Cape Sealing
Striping, including a Class II Bike Path
(2) Street Lights
Undergrounding of Utility Lines across project frontage
FISCAL IMPACT
None at this time.
