City Council
259 N. Wilma Avenue
Ripon, CA 95366
MEMO
To: Honorable City Council
From: Ken Zuidervaart, Planning Director
Date: 12/13/2022
Subject: General Services Agreement - Keesey Design
RECOMMENDED ACTION:
Approve and authorize the Mayor to sign the agreement with Keesey Design, to explore site development concepts for potential townhomes at 122 N. Elm Avenue in the not to exceed amount of $13,200 (funding source: City of Ripon's affordable housing fund).
BACKGROUND:
Staff has been exploring different ideas and opportunities for some underutilized City owned property adjacent to the Downtown District (122 N Elm Avenue). The property is currently zoned R4 (Multiple Family Residential) and staff believes the best use for the property would be to construct townhouses that would complement the Downtown District. In order to explore site development concepts for a potential townhouse project, staff believes it would be best to engage the services of a professional design service.
DISCUSSION/ANALYSIS:
City staff has requested a scope and fee from Keesey Design to provide site development concepts for a potential townhouse project at this location. The design services will be conducted in 2 phases. Phase 1 will explore site layout options to include concept drawings depicting number of units, showing setbacks and site features, including floor plan design drawings. Phase 2 will include elevation designs for a potential project to include materials and color choices. If a design is approved, construction drawings would need to be drawn up for the project and the project would need to be bid out for construction.
FISCAL IMPACT:
The entire cost of services with Keesey Design will be reimbursed by the City’s affordable housing fund (current balance: $1.8 million).
