Subject: Liberty Self Storage Facility PIA
RECOMMENDED ACTION
Approve and authorize the Mayor to sign the Project Improvement Agreement between the City of Ripon and Liberty Self Storage LP required for the development of the Liberty Self Storage Facility proposed to be located on Fourth Street in the undeveloped parcel next to Guntert Steel.
BACKGROUND
Liberty Self Storage LP is proposing to construct a 170,300 square foot self storage facility located at 502 E. Fourth Street (between Highway 99 and Guntert Steel).
On August 15, 2022, the Planning Commission approved the Liberty Self Storage Facility project. As part of the conditions of approval, Liberty Self Storage LP is required to enter into a Project Improvement Agreement with the City of Ripon that incorporates all work planned in the public right-of-way, and provide the necessary improvement security associated with this work.
All required submittals and development fees have been received.
DISCUSSION/ANALYSIS
As part of this project, Liberty Self Storage LP is required to complete the following improvements within the public right-of-way:
Installation of necessary asphalt paving, curb, gutter and sidewalk along all street frontages.
Cape sealing the entire street (E. Fourth Street) along the project frontage as approved by the City Engineer.
Installation of all necessary striping along E. Fourth Street across the property frontage as approved by the City Engineer.
Installation of two streetlights.
