2. DISCUSSION ITEMS
A. 122 N. ELM AVENUE TOWNHOUSE PROJECT
Discussion/Action Staff to present the conceptual townhouse project proposed at 122 N. Elm Avenue
and receive direction from the City
Council.
Planning Director Zuidervaart said the City contracted with an architect to design a property by the library. He said staff has been considering viable uses for the property and one idea was to build low-income housing. Zuidervaart described the project as three 1,600 square foot, three bedroom, two bathroom residences with single car garages. He said staff is looking for direction from Council about whether or not to proceed with the project. Zuidervaart summarized some of the site improvements that would need to be made including subdividing the property and improving the alley behind the lot.
Mayor Restuccia asked if the proposed residences would be townhouses or condominiums. Zuidervaart said they would have a common area that would need to be maintained and if possible, the City will develop them as townhouses. He said the goal is to sell them, not rent them.
Restuccia asked if staff is looking for conceptual input or more detailed input regarding building materials. Zuidervaart said details regarding building materials would come later and at this time, staff is looking for Council to give direction to continue with the project.
Vice Mayor Zuber said he thinks the project fits and if the City has the money, he thinks this is a good project.
Council Member Barton asked for more site improvement details and whether there would be any landscaping. Zuidervaart said the 22-foot alley would be redone in pavers, sidewalks would be installed in front of the units and the overhead utility lines would be undergrounded. He said there would be landscaping including trees.
Restuccia asked if staff has considered redoing the library parking lot at the same time as the alley. Public Works Director Pease said he believes that project is on the next roadway project list.
Council provided direction to staff to continue moving forward with the project at 122 N.
Elm Avenue.
