Text Amendment Request:
We request to have table 16.24.1 "USE IN INDUSTRIAL DISTRICTS" amended so that Recreational Vehicle Storage is a permitted use in zone M2 as it is in M1. All site requirement aspects of both of these zones are identical. No other changes requested or necessary.
Reason For Request:
• We believe that there may have been a fundamental misunderstanding of the contemporary self- storage industry at the time this current use table was developed. • Jurisdictions across the country are frequently redefining their code language to accommodate an ever-changing mode of how people and businesses operate, and codes relating to self-storage are no exception.
• Because all commercial buildings in CA must be fully sprinklered, and because "self-storage" has come to be defined as fully enclosed indoor storage, there is no reason to distinguish what is being stored within any storage building, except for the occupancy classification of S-1 or S-2 from the CBC chapter 3 requirements.
• "Mini-Storage" is currently listed in table 16.24.1 as a permitted use in both M-1 and M-2 districts, and because of the aforementioned reasoning, it is our contention that ENCLOSED \ INDOOR RV, boat, or vehicle storage fits this definition of "Mini-Storage" and thus, "Recreational Vehicle Storage" should be a permitted use in both categories as well.
