General Notes:
For undeveloped lots, there is an automatic presumption that, without full compliance with the City of Ripon Municipal Code’s development standards, specific, adverse impacts on public health and safety are deemed to exist. This means that discretionary review and additional conditions are generally necessary to address these impacts. The City may deny or impose conditions on permits applications only upon substantial evidence demonstrating a specific, adverse impact on public health or safety that cannot be mitigated. EV charging stations are permitted by right and are not subject to discretionary zoning or use restrictions, consistent with state law.
