City Administrator Werner said this is the final step in the process to establish a landscape maintenance assessment district for the Meadowood subdivision, an 88-lot single-family residential development, currently under construction on Fulton Avenue.

Werner explained that the assessment district will fund the maintenance of landscaping, irrigation, and related structures along the project's frontage on Fulton Avenue, the Fulton Avenue median, and along Goodwin Avenue.

Werner said that assessment ballots were distributed to the 88 property owners, all of whom are currently represented by the developer, Lennar Homes, and that the assessment had passed. He said that the annual assessment is approximately $550 per parcel.

Vice Mayor Uecker said the amount seems low. Werner explained that the assessment was calculated to cover ongoing landscape maintenance as well as the long-term repair and replacement of irrigation systems, landscaping, and related structures and should be sufficient.

Council Member Restuccia asked if the assessment was indexed and Werner confirmed it is indexed and will be brought before Council annually with the other landscape districts to determine if the full amount needs to be collected.

Werner said upon approval of the resolution, the required documents would be submitted to the County to establish the necessary tax codes and begin collecting assessment revenues.

Werner further noted that maintenance of the improvements will be performed by the City's landscape maintenance contractor.
