Commencing at the quarter-quarter corner on the east line of the southeast quarter of said Section 30, as shown on survey filed in Book 35 of Surveys, Page 41, San Joaquin County Records; thence along the quarter-quarter line North 89°21'26" West, 1119.99 feet to the Southeast corner of land granted to the Ripon Sanitary Sewer District recorded in Book of Official Records, Volume 66, Page 47, San Joaquin County Records and the point of beginning; thence North 00°34'13" West, 401.09 feet along said Ripon Sanitary Sewer District property and its extension to the north line of a 30 foot wide South San Joaquin Irrigation District easement described in document recorded October 8, 1964, in Book of Official Records, Volume 2873, Page 77, San Joaquin County Records and the south right-of-way line of Doak Boulevard, a 102 foot wide street; thence along said line South 89°21'41" East, 138.77 feet; thence leaving said line South 00°34'13" East, 401.10 feet to above said quarter-quarter line; thence North 89°21'26 West, 138.77 feet to the point of beginning.
