1 FIRST AMENDMENT TO RIVERSIDE MUNICIPAL AIRPORT LEASE AGREEMENT - Terminal Building – Café Lease

THIS FIRST AMENDMENT TO RIVE RSIDE MUNICIPAL AIRPORT LEASE AGREEMENT (“First Amendment”) is made and entered into this ______ day of _________________, 2022 (“Effective Date”), by and be tween the CITY OF RIVERSIDE (“City”), a California charter city and mu nicipal corporation and LEIMAMO TAYLOR (FORMERLY KNOWN AS LEIMAMO BISHAW) doing business as RIVERSIDE AIRPORT CAFÉ ("Lessee”).
RECITALS
WHEREAS, on July 1, 2021, City and Lesse e entered into the Riverside Municipal Airport Lease Agreement (“Lease”) to lease 3,671 square feet of sp ace, as reflected in Exhibit A to that Lease, for use as a restaurant, which was incorrectly described in Section 1 of the Lease as 3,220 square feet of space; and
WHEREAS, under the Lease, the Premises wa s comprised of the Restaurant Area and the Patio and City and Lessee now desire to amend the Lease to increase the square footage by 1,300 additional square feet, consisti ng of two additional patio areas, of 1,260 square feet and 40 square feet; and
WHEREAS, City and Lessee desire to ame nd the Lease to increase the rent by $250.00 per month; and
WHEREAS, Lessee, Leimamo Bishaw, change d her name and this amendment shall reflect her new name, Leimamo Taylor; and
WHEREAS, the additional 1,300 sq uare feet being added to the Lease is described and depicted in Exhibit A-1.
NOW THEREFORE, in consideration of the foregoing recitals which are incorporated herein by reference, Lessor and Lessee agree as follows:
1. Paragraph 1, entitled “Leased Space in Terminal Building” of the Lease is amended in its entirety to add the following leas ed space to the existing Premises and to correct the square foot of the originally leased space:
“1. LEASED SPACE IN TERMINAL BUILDING. City hereby exclusively leases to Lessee solely for use as a restaurant the a pproximately 3,671 square feet of space located on the westerly end of the firs t floor of the Terminal Building of the Riverside Municipal Airport, located at 6951 Flight Road, Riverside, California, (“Restaurant Area”) and the adjacent patio area (“Patio”) located along th e northerly outer wall of said Terminal Building, all as described and depicted on Exhi bit A, attached hereto and incorporated herein by this reference. The Restaurant Area and the Patio are hereinafter collectively
