DISCUSSION:
The Applicant is requesting approval of a Zoning Code Map Amendment and Design Review to facilitate the development of an office building and associated parking lot. The project would convert an existing 1,180 square-foot single-family residence into an office building and develop the remainder of the 1.44-acre site with a 139-stall parking lot. The Zoning Code Map Amendment would amend the zoning of the 1.44-acre site from R-1-7000 – Single Family Residential to O - Office.
The office building is proposed to be an administrative support office for the Walter’s Automotive Group and the parking lot will be used for administrative office staff, and act as a satellite parking lot for employees at Porsche Riverside.
Access to the site will be provided via two two-way curb cuts along Indiana Avenue.
