SUPPLEMENTAL AGREEMENT
DESCRIPTION or ADDRESS OF PREMISES:
Approximately 7,200 square feet of office and related space located at the Riverside Municipal Airport, 6961 Flight Road, Riverside, California 92504
THIS AGREEMENT, made and entered into this date by and between CITY OF RIVERSIDE, hereinafter called the Lessor, and the UNITED STATES OF AMERICA, hereinafter called the Government:
WHEREAS, the parties hereto desire to amend the above Lease to temporarily reduce the rental space and rental payments; and
WHEREAS, the Lessor will provide temporary space located at 6951 Flight Road, Riverside, CA 92504; and WHEREAS, the Government will occupy the temporary space on September 20, 2023.
NOW THEREFORE, these parties for the considerations hereinafter mentioned covenant and agree that the said real estate contract is amended, effective September 1, 2023, as follows:
Building located at 6961 Flight Road, Riverside, California 92504 was closed due to structural damage. The Government agrees to move to a temporary space provided by the Lessor until the premises is restored to a tenantable condition.
Repairs to the building will commence immediately and Lessor will use its best commercial efforts to complete the work on or before February 29, 2024. In the event construction is delayed for reasons beyond the Lessor's control, the parties will work to mutually establish a revised completion schedule.
Lessor will provide the following temporary space to the Government located at 6951 Flight Road, Riverside, CA 92504 at a reduced monthly rental fee of One Thousand Five Hundred Twelve Dollars and Nineteen Cents ($1,512.19).
• Large conference room on the main floor, approximately 632 Sq Ft • Small conference room on the second floor, approximately 135 Sq Ft • Telephone lines and telephones shall be provided in both conference rooms • One dedicated telephone line for incoming calls
• Internet access to include Ethernet and Wi-Fi
• Use of shared breakroom with refrigerator, microwave and seating area with tables.
The parties acknowledge that the rental payment for the premises located at 6961 Flight Road, Riverside, California 92504 is prorated for September 1, 2023 through September 19, 2023, to the amount of $7,841.96 and the rental payment for the premises located at 6951 Flight Road, Riverside, CA 92504 is prorated for September 20, 2023 through September 30, 2023, to the amount of $554.46, total rental payment for September 2023 is $8,396.42.

The monthly rental fee will continue at One Thousand Five Hundred Twelve Dollars and Nineteen Cents ($1,512.19), beginning on October 1, 2023 until the temporary space is returned to the Lessor and the Government returns to 6961 Flight Road, Riverside, California 92504, at which time, the monthly rental fee will return to $12,382.08.
