FIRST AMENDMENT TO
COMMERCIAL LEASE AGREEMENT - FULL-SERVICE GROSS
MISSION SQUARE OFFICE BUILDING
THIS FIRST AMENDMENT TO COMMERCIAL LEASE AGREEMENT - FULL- SERVICE GROSS MISSION SQUARE OFFICE BUILDING ("First Amendment") is made and entered into this 2023, by and between the CITY OF
RIVERSIDE, a California charter ty and municipal corporation ("Landlord"), an REENBERG & GREENBERG, a professional law corporation ("Tenant"), with respect to th following facts:
RECITALS
WHEREAS, on or about September 23, 2019, Landlord and Tenant entered into a Commercial Lease Agreement for lease of space within the building located at 3750 University Avenue, Suite 550, and a portion of Suite 560, located in the City of Riverside, State of California ("Lease"); and
WHEREAS, the Commencement Date of the Lease begins upon the issuance of a Certificate of Occupancy to Tenant, or six months from the Effective Lease Date, whichever is earlier: and
WHEREAS, Landlord and Tenant desire to set the Commencement Date of the Lease as of August 1, 2020.
WHEREAS, Landlord and Tenant desire to adjust the Base Year of the Lease to 2020.
NOW, THEREFORE, in consideration of the foregoing recitals which are incorporated herein by this reference, Landlord and Tenant agree as follows:
The Commencement Date of the Lease is hereby set as August 1, 2020.
2. Section 20 of the Lease Agreement; Basic Lease Information is hereby amended by changing "2019" to "2020".
3. Section 2.1.1, "Rent Commencement Date" is hereby stricken in its entirety and replaced with the following: amended by inserting the following:
2.1.1 Rent Commencement Date. The Rent Commencement Date shall be August 1, 2020.
1 All terms and conditions of the Lease not inconsistent with this First Amendment, shall remain in full force and effect and are incorporated herein by this reference as if set forth in full.
IN WITNESS WHEREOF, Landlord and Tenant have caused this First Amendment to Commercial Lease Agreement - Full-Service Gross Mission Square Office Building, to be duly executed on the day and year first above written.

2 MEMORANDUM OF COMMENCEMENT DATE
In accordance with the terms of that certain Commercial Lease Agreement ("Lease") dated September 23, 2019, between CITY OF RIVERSIDE, a California charter city and municipal corporation ("Landlord"), and GREENBERG & GREENBERG, a professional law corporation ("Tenant"), Landlord and Tenant do hereby confirm and agree to the terms as set forth below. All capitalized terms not otherwise defined herein shall have the meaning set forth in the Lease.
1. The Premises has been delivered to Tenant in a condition suitable for its intended use as authorized in the Lease.
Tenant is in possession of the Premises.
3. In accordance with Section 2.1 of the Lease, the Commencement Date of the Term of the Lease is August 1, 2020, and the Expiration Date of the Term of the Lease is July 31, 2030.
