General Plan and Zoning Consistency
• The General Plan designation is Mixed Use (MU), and the site is zoned Mixed Use 24 units per acre minimum (MU-24+),
allowing for a residential community with a minimum
density of 24 dwelling units per acre.
• Apartments, with approximately 24.2 units per acre, are consistent with the MU General Plan designation and are permitted in the MU 24+ zone.

Regional Housing Needs Allocation
• The project site is Site 19 in the Rocklin Housing Element and is designated for Lower Income.
• Staff recommended that the project applicant include
deed-restricted affordable units. However, the applicant stated that, due to rising development costs, they are
unable to provide them.
