McDonnell Roofing Inc. (licensed contractor) proposes to furnish all materials and perform all labor necessary in accordance to plans, specifications, NRCA standards, and manufacturer’s requirements to complete the following project:
SCOPE OF WORK
Safety Procedures & Operations;
• We will need reasonable access to all roofing operations to be provided by university.
• We will set up safety lines / delineators & caution tape around areas where the crews are working.
• We require a staging area and we will install a privacy fence around the area.
We will also provide Port-a-Potty for the crews and have it serviced twice a week.

Scope Of Work
ROOF REMOVAL; “Lower Roof Section”
The existing roof on the lower section will be removed from down to the structural deck.
The upper roof section, the existing gravel will be removed. The materials will be removed with a steel basket and Reach Lift, in a clean and orderly manner and hauled away.
INSULATION BOARD; “Lower Roof Section”
Provide & Install; Two (2) layers of 2” Polyisocyanurate Insulation and fully adhered as per manufacturer specifications.
COVER BOARD: “Lower Roof Section”
Provide & Install; Primed ½” dens deck board and fully adhered as per manufacturer. specifications.
ROOF MEMBRANE; “Lower Roof Section”
Provide & Install; Polyglass G2 Base Sheet fully adhered with adhesive as per manufacturer specifications.
DETAIL COMPONETS: “Lower Roof Sections”
Provide & Install; Henry approved sealant at scuppers, drains, flashings etc. per manufacturer specifications.
ADDED PROTECTION: (Upper & Lower Sections)
Provide and Install, plastic protection sheets for overspray around all components, HVAC units, conduit, platforms, Electrical boxes, Vents, walls etc… WEATHERWELD APPLICATION: (Upper & Lower Sections)
Provide & Install; Henry asphalt emulsion applied @ 30 gallons per 100 square feet with 16 lbs of fiberglass per 100 square feet as per manufacturer specifications.
HENRY ACRYLIC COATING APPLICATION: (Upper & Lower Sections) Provide and Install; Henry Acrylic basecoat @1.5 gallons p er 100 square feet per manufacturer specifications.
Provide and Install; Henry Acrylic topcoat @1.5 gallons p er 100 square feet per manufacturer specifications.
COPING METAL
Provide & Install; New coping metal with a Kynar finish.
McDonnell Roofing will purchase and provide the 40-Year Manufacturer Warranty for this project and coordinate the required inspections. Client to receive copies of documents upon completion and final payment.
McDonnell Roofing to pay Prevailing Wage and to strictly conform to all OSHA Requirements.

Complete all of the above work in a prompt and craftsman like manner including cleanup and hauling of all roofing debris from premises.
McDonnell Roofing, Inc. to hold a preconstruction meeting with the client and discuss the proposed work schedule and plan for minimizing the disruption of their customers. There will be daily update meetings to ensure constant communication and eliminate issues.
Contractor Warranty
McDonnell Roofing will give a two (2) year Contractors Warranty WeatherWeld Warranty
Provide owner with manufacturer's Forty (40) year Warranty
Exclusions
McDonnell Roofing, Inc. excludes the following:
• Demolition of any components not explicitly stated.
• Any electrical or mechanical items that are in poor condition. • Recalibrating any satellite or cable/internet dishes or equipment. • Disconnecting / reconnecting of electrical, plumbing or mechanical equipment. • Any structural defects/damage due to construction design or undetected roof deck deflection resulting in ponding water after roof is completed.
• If hazardous materials are detected it will be brought to Owner’s attention. • Any missing insulation at HVAC units.
• Any damage or dry rot found in the roof deck and structural members. If the situation occurs, we will bring it to Owner’s attention.
• Any vent/pipe penetration or HVAC Curb that will be added after the original roof inspection. • Any damage, rust or corrosion found on any plumbing, electrical and HVAC equipment and accessories. • Any equipment, wiring or lighting under roof deck.
• Any roof access hatch, curb insulation, painting, and wood nailers and tree trimming.

BASE BID PRICE
Seven Hundred Eighty-Eight Thousand Five Hundred Dollars…. $ 788,500.00
Progress payments to be made as follows: 50% of contract price once the removal is complete and materials are delivered and loaded onto building, 10% payment of contract price to be made every 30-day billing cycle until completion of McDonnell Roofing, Inc. scope of work. Any alteration or deviation from the above specifications involving extra cost of material or labor will be executed only upon written orders for same and will become an extra charge over the sum mentioned in this contract. All agreements must be in writing. Price valid for thirty (30) days from proposal date.
