PLANNEO UNIT DEVELOPMENT PERMIT NO. UP G9-3
WHEREAS, Homer T. Hayward Lumber Company, puners, and Hampshire Construction..
Company, bullders, of the hereinafter doscriled subdivislon, have made application to the City of sallnas pursuant to Chapter 37 of the Municipal Code for a Planned Unit Development Parmit to develop a 252 lot subdivision and construct 252 compact homes on thut approxinately 42.25 acres of land which is located nortlest of Rider Avenue and northaast of the Dal Monto Avenue-Ridor Avenua intersection in the City of Salinas, County of Monterey and State of callfornia, and; WHEREAS, the Council of the City of sallnas has detennined that there lt a need for low to moderate priced housing within the City of Salinas which need can be satisfled by private industry through roduced land devalopnant costs and other Innovations, and;
WHEREAS, the Council of the Clty of Sallnas, on Octobar 6, 1969, acting on the recommendation of tha Salinas Planning Coanission, has found and detomilnad that certaln roductions in standards set forth In Chapter 31, Subdivisions, and Chapter 37, Zoning, of the Muncipal Codo, wIll not adversely affect the character of the nolghborhood of sald devalopment or be injurlous or datrimental to adjolning propertles or the rights of any owners theroin, and that sald Plannod Unit Dovelop- ment Pomlt ought to be granted upon the conditions harelnafter particularly set forth;
NOW, THEREFORE, the Councll of the City of Sallnus heroby grants and Issucs Planned Unit Dovolopment Parmit No. G9-3 to the Homer T. Hayward Lumber Company and the Hampshiro Construction Company upon the following torns and conditions and not otharwise, to wit:
1. That the applicants shall have the right to develop a 42.25, more or less, acre subdivision and construct 252 compact homes on the land described abovo In strict accordance with Exhibits "A~|", "A.2" and "1-3", Floor Plans and Elevatlons, Exhibits "B-l", "B-2", "g-3" and "g-4", Detalled Site Plans, Unit No. I, Las CasItas Subdlvision, and the approved Tentativa Hap for the Las Casitas Subdivision; That the applicants shall make such provisions as are acceptable to
2. tha City of sollnas to ensure the continuod malntenance of all carion use driveways and sever latorals;
That the applicants shall sulnit to the Recreatlon Park Department, for
3. approval, a detalled trec planting program in lleu of the nomal street tree planting progran;

4. That the portion of the subdivision now in the County shall be annaxed to the City of Salinas;
5. That this Permit shall be valid only in conjunction with the Tentative Nap for Las Casltas Subdivision approved by the Council of the Clty of Salinas on October 6, 1969;
That all Final Maps filed in conjunction with this dovelopment shall reference on their face this Planned Unit Davelopment Parmit;
7. That no developmont other: than that shown on Exhibits "A-l", "A-2", "A-3", "D-l", "B-2"', "B-3" and "g-4" shall be undortaken by the applicant or subse- quost owners or developers of the subject property unloss and untll an amend- ment to this Pormit providing therefor has been approved by the Council of the CIty of SalInas; such amandment shall Include detalled plans and clevations for all bulldings, walls, scroens and landscaping, and shall show clearly and accurately the locations tharoof on tha site;
8. That minor variations in bullding placement in Unit No. 1, Las Casitas Sub-. divislon, within the Intent of this Plannod Unit Dovelopment Permit may bo authorized by the Conmunity Davelopment Director;
That development of future Units No. 2 and No. 3 of Las Casitas Subdivision may be authorlzed by the Connun/ty Development Director provided they comply In all essentlals with the Intent of this Planned Unlt Devalopmont Pennit; That the development of UnIt No. 4 shall not conmence until such time as de- talled plans of Unit No. 4 lave been revicued and approved by the Council of the City of Salinas:
That all Interlar boundary lines this subdivision shall be screened from adjoining propertles by a minlmun six too high woadan or chain 1 Ink. fence;
12.. That this Perit shall run with the lond and Its provisions shall be con- Sidered condftions of any subsequent sale or loase of sald property or any portion thercof and shall be binding upon the presont and any subsequent ownars of subject property.
13. That this Parit may be revokad at any time by the Council of the Clty of salinas for vlolation of any of the terms or conditions of this Permit by the owners, assigns, agents or representatives of tho owners; and
14. That this Pernit shall have no force or effoct unless and untll accepted in writing by the owners of subject property.
