RELEVANT PROJECT EXPERIENCE
CSUMB Freeman Stadium
Project Location: 100 Campus Center, Seaside
Start : September 21 ,2021 | Completion : May 7, 2022
Project Cost: $11 M | CM Contract Value: $230 K
For almost 20 years, the stadium sat mostly idle - a desolate slab of concrete - except for hosting graduations for CSUMB students. After the renovation of the stadium houses 90,000 SF of FIFA, USL, and NCAA -approved synthetic turf field, seating for 6,000 people, stadium lighting, Broadcast/Press Box, a beer garden, and renovated offices and field house.
This has become a place to gather the community and
celebrate the diversity and beauty of both the people and place that represent the Monterey Bay.
Minimizing Student & Community Impact During
Construction The stadium ’s location on the CSUMB
campus made it easier to isolate construction from the
public. However, the stadium is adjacent to the Otter Sports Complex and the Aquatic Center, requiring the team to
coordinate with the University to ensure students could continue using these facilities unimpeded.
Some of the largest challenges included:
Multiple owners – managing the needs, wants, and
expectations of both the university and MBFC leadership.
Non-construction owner – MBFC was not experienced with
the many requirements of building on state property. The project team worked collaboratively to identify best value solutions to each issue that arose during the design,
permitting, construction, and closeout process.
Utility coordination – the existing infrastructure had been installed by the US Army in the days of Fort Ord. The entire electrical and lighting system were replaced from scratch, and proactive communication with PG&E allowed for
equipment and activation to occur without critical path impacts. Similarly, partnering -based outreach with the Marina Coast Water District allowed for productive
agreements on the design and on -time inspections of the completed work.

The project consisted of a phased renovation to the existing CSUMB Otter Express dining facility. The scope of
improvements included new kitchen equipment, code
upgrades, private dining, a new bar, a modernized seating area, and site accessibility updates.
A traditional full interior renovation and code upgrade would have taken the facility offline for an entire academic year.
Instead, the construction management team developed a
phased approach to the improvements that achieved all
project goals while keeping the building in operation to serve the CSUMB community.
One of the key scope elements was an upgrade to the
building’s fire alarm system. Rather than replace portions of the system during each phase, the entire system was
upgraded during the initial phase. This required significant advance coordination between the design team and
University to commit to the configuration and layout of all walls, equipment, and furniture so that the upgraded system would contain all of the devices that would be needed at the end of the project.
Some of the largest challenges included:
Interior renovations always carry the risk of unanticipated concealed conditions that are not discovered until work is underway, which was the case here. Because time was of
the essence to reopen after each break, the team partnered with the local deputy State Fire Marshal to create phased permitting reviews that allowed portions of work to proceed while others were awaiting approval.
The other significant challenge was that of extremely long - lead times for equipment, particularly. Rather than delay the project, the project team worked with the vendor to
reconfigure existing equipment and bring in temporary
equipment from other campus locations until the new
equipment was available. As new pieces of equipment
arrived, the construction team installed them during nights and weekend closures to avoid service interruptions.

“The Ausonio Team was pro -active in identifying issues in the drawings; they came to the table with solutions to
those issues; and they considered every details … W hile many contractors spend time pointing at the designers for inadequate drawings, the Ausonio team brought a problem solving attitude to the team and took ownership of the
project and its outcome …I am happy to recommend his
team as a quality, local general contractor. ”

Possible conflict with Bulilding 1 deck footings on east side of the building and MidPen retaining wall. Face of building to face of retaining wall scales at 8'0". Deck scales to 7' wide and has 24" square spread footings on the outside edge which would mean that 12" of the footing extends past the edge of the deck. So, at best the footing is right up against the wall, and at worst, there could be a conflict. Is there a required distance between edge of footing to the retaining wall? Should the deck shrink in width to get further away from the wall or possibly even shift the building further to the east? AH

This must be fleshed out with the City; they have been very non-committal regarding the extent from day-one The discussion has been that Bldg 1 drop-offs and trash were to be accomplished from the lower parking area adjacent to Bldg 2 This isn't possible due to accessibility clearances at the doors Discussed w/ C3 - 2 chambers will be least expensive option due to increased length & increased depth as it traverses the uphill side of the site Charging stations have been identified on Back Check set.
