to the REDEVELOPMENT AGENCY OF THE CITY OF SAN BERNARDINO, a public body' the City and County of corporate and polític, all that real property situated in San Bernardino, California,
described on "Exhibit A", attached hereto and incorporated herein by this reference.
(1) Said grant is upon the following conditions:
(a) That such golf course be constructed on both
the subject property and other property of
grantee, such golf course utilizing not less
than 105 acxes for a public regulation 18
hole golf course, plus appropriate ancillary
facilities for parking, a pro shop, etc.; and
(b) That following conpletion of said golf course,
the subject real property be used as such a
golf course and said golf course shall be
regularly and continually maintained in good
and poper condition.
In the event that either of said two conditions
specified in (]) (a) and (b) above are not conplied with, the estate created by this conveyance shall autonatically zevert to WARNER W. HODGDON and SHARON D. HODGDON or theix assigns, and successors, without the necessity for

HODGDON and SHARON D. HODGDON, their heirs, assigns,
successoxs, a possibility of reverter.
Upon the reversion occurring as in (2) above, then
WARNER H. HODGDON and SHARON D. HODGDON, their heirs, assigns, successors, without paying any coupensation for any
buildings or other improvesents or betterments that may then said premises. and without making any compensation
or incurring any liability for damages or losses of any kind. may re-enter in and upon. and take possession of the whole of said property, including all improvements thereto, an have and enjoy same forever as if this conveyance had not beer 82-097227 made. The REDEVELOPMENT AGENCY OF THE CITY OF SAN BERNARDINO, its assigns, or successors, shall thereupon immediately sur- render possession of said property, and shall forfeit all rights thereto as required hexeunder.
The reversion in (2) above shall not take effect
nor can the right of re-entry in (3) above be exercised s0 as the "Redevelopment Agency of the City of San Bernardino, Golf Course Lease Mortgage Revenue Bonds, Issue of 1980", inclu- ding any extension or extensions thereoi, or any bonds
issued to refund such Bonds, are outstanding and unpaid. above shall each be forever extinguished and be of no
force or effect in the event of a default under the "Redevelop- ment Agency of the City of San Bernardino, Lease and Operating Agreement for the State College Project No. 4 Public Golf as amended, or the "Personal Guarantee to Redevelopment of the City of San Bernardino in re lease and Operating areement for the State College Project No. 4 Public Golf Course".
