Description
Modular Unit Lower Chassis Waterproofing- Caused By Civil Drawings Deviations Reason for Change
Spray-Applied Waterproofing – Additional Scope Due to the of City of San Bernardino deviating from the Mandeville Modular Civil Plans. Spray-applied waterproofing is required as an additional scope of work as a direct result of the Client's deviation from the approved civil engineering plans prepared and coordinated by Mandeville Modular. The Client, the City of San Bernardino, directed modifications to the site grading, building placement, and finished floor elevations, resulting in the modular structures being installed partially below grade. This deviation from the Mandeville civil plans have created conditions requiring comprehensive spray- applied waterproofing to protect the modular structures from below-grade moisture infiltration and to maintain the integrity and durability of the structural system. Waterproofing shall be applied to all critical structural steel members comprising the modular isometric frame assembly. This additional work was not included in Mandeville Modular's original scope of work, as the approved civil design did not require below- grade installation of the modular units. Accordingly, the costs associated with the required waterproofing constitute an Owner-directed change and are submitted as an equitable adjustment to the Contract Sum and Contract Time.
