Description
Individual sleeping units panel and water heater cabinet modification - Caused by Civil Drawings Deviation Reason for Change
**Modification to Sleeping Unit Utility Cabinet (Electrical Panel and Water Heater Enclosure)** Modification of the utility cabinet assembly on the exterior of the individual sleeping modules is required as a direct result of the City of San Bernardino's deviation from the original civil engineering plans developed and coordinated by Mandeville Modular. The City's revisions to finished floor elevations, site grading, and module placement have altered the required relationship between the modular units and the site utilities, resulting in the need to redesign and reconfigure the cabinet housing the electrical distribution panel and water heater. The revised cabinet design requires modifications to framing, dimensions, access clearances, utility routing, electrical panel location, plumbing connections, structural supports, finish materials, and associated manufacturing details to maintain compliance with applicable building codes, serviceability requirements, and HCD-approved modular construction standards. These changes also require updates to production drawings, engineering coordination, fabrication documentation, and factory manufacturing processes. This work is outside the original scope of work and is solely attributable to the City's decision to depart from the Mandeville Modular- designed civil plans. Accordingly, all engineering, redesign, material, fabrication, and associated labor costs required to implement these cabinet modifications constitute additional work and are the responsibility of the Owner through this Change Order.
