Project:
Proposed project on approximately 5.82 acres at N. Miramonte Dr. and N. Little Mountain Road, involving a General Plan amendment from Commercial to Multiple-Family Residential and a zoning change from Commercial Office (CO) to Residential Medium (RM). The project would subdivide the property into 68 single-family and construct 68 two-story detached Planned Residential Development (PRD) homes. The proposal also includes amendments to the Development Code to allow project-specific setbacks for PRDs. APNs: 0148-303-21, 22, 24, and 26; Ward 2.
Background:
August 11, 2026 – Planning Commission approved Resolution 2026-024 unanimously, with no public opposition.
September 2, 2026 – Notices were mailed to properties within 1,000 feet regarding the September 16, 2026, City Council meeting.
September 5, 2026 – Legal notice was published in the San Bernardino Sun.
Discussion:
General Plan/Zoning: The project proposes changing the 5.82-acre site from Commercial to Multiple-Family Residential and rezoning it from Commercial Office (CO) to Residential Medium (RM). The Development Code would also be amended to allow project-specific setbacks for the Planned Residential Development. The proposed 68-unit project would be consistent with the City’s General Plan and Development Code.
Subdivision: Tentative Tract Map No. 20826 would subdivide the site into 68 single-family residential lots ranging from approximately 7,200 to 8,600 square feet. The proposed density is approximately 11 units per acre, within the RM zoning allowance.
Architecture/Site Design: The development includes 68 two-story detached homes ranging from approximately 1,435 to 1,728 square feet. Four floor plans and three architectural styles—Santa Barbara, Spanish Colonial, and Italianate—provide variety while maintaining a cohesive neighborhood design. Each home includes three or four bedrooms, two-car garages, and private rear yards.
Discussion:
Access/Parking: Primary access will be from N. Miramonte Drive, with secondary access from Little Mountain Drive. The project provides 136 garage spaces, 41 guest parking spaces, and two ADA-accessible spaces. EV charging options will also be provided.
Landscaping/Amenities: Landscaping will incorporate drought-tolerant, regionally appropriate plants and cover approximately 20% of the parking area, exceeding the City’s 15% requirement. Five community amenities are proposed, including pedestrian paths, shade structures, a gathering lawn, playground, and BBQ area.
