HISTORIC PROPERTY IMPROVEMENTS TO BE COMPLETED
Historic property improvements due prior to and up to the date of sale or transfer of the property shall be completed prior to sale or transfer of the property.
Complete by end of 2023
1. Engage a qualified structural engineer experienced in working with historic properties to properly inspect the foundation and make any recommendations to upgrade and seismically retrofit foundation with an implementation plan. Execute any work as recommended in a sensitive manner to avoid causing damage to the historic structure or visually impacting the historic building.
2. Provide a termite / wood destroying organism (WDO) report indicating a termite free condition or take recommended actions within the report if pests are present.
3. Install covers over crawlspace openings, where missing, to prevent debris or rodents from entering the space and causing damage to structural elements.
Complete by end of 2024
4. Inspect the property for proper drainage and ensure water is diverted away from the building. Areas with potential issues include the walkways along the rear elevation and the walkway along the west elevation behind the garage. The walkway along west elevation is a combination of materials (brick, dirt, stone, concrete), and have created a poor drainage area.
5. Create a comprehensive landscape/hardscape plan for the property. Commence and complete work to install appropriate landscaping and hardscaping to replace extensive concrete. Ensure any irrigation systems are located/directed away from the building base. An arborist should inspect the condition of the mature trees throughout the property, which may be causing damage to the retaining walls and hardscaping on the property, and provide recommendations to address these issues. If trees are causing damage to the building foundation or other historic features of the property, removal/relocation of the trees should be considered.
6. Retaining walls in the front and rear yard have severe cracking. Repair cracks in walls and install proper drainage, which may be the cause of the damage. Consider finishing the wall with stucco to make it more historically compatible with the property.
Alternatively, replace the wall with new option that is compatible with the historic property in terms of style and materials.
7. Retain original light fixtures and commence electrical repairs to restore to operable condition. Make repairs and clean of corrosion as needed.
Complete by end of 2025
8. Battened wood Dutch door on the rear of the garage has failing paint and some of the wood is severely deteriorated. Gently scrape remaining paint, sand, and repair/repaint door. Where deterioration necessitate replacement, replace individual wood members in kind.
Complete by end of 2026
9. Repair or replace, in kind, individual Saltillo tiles in the courtyard that are damaged.
Re-grout using mixture that matches the existing in terms of color and texture.
Ongoing
10.Maintain wrought iron features, including decorative grills within window openings.
Clean of corrosion and reapply protective coat as needed.
11.Exterior stucco appears to be in good condition. Where stucco deterioration necessitates replacement, replacement will be limited to the damaged area.
Replacement stucco should match the existing to create a cohesive finish.
12.Original wood windows appear to be in generally good condition. Maintain windows by making repairs to wood as needed and repaint as needed. Gently remove existing paint prior to any repainting to avoid paint build-up.
13.The roof appears to be in good condition. Maintain by repairing any leaks or broken tiles as needed.
14.Maintain landscaping to prevent overgrowth and attachment of vines onto the building.
15.Property owner should inspect annually for termite, weather, or other damage and make related repairs in kind as needed. If deterioration necessitates replacement, features should be replaced in kind
