A request for feedback on a project’s consistency with Objective Design Standards that apply to housing projects qualifying for ministerial review under State law. The project consists of a four-story, four-unit residential condominium building on a vacant portion of a through lot developed with a four-unit residential building.

Lead Project Planner Carrillo summarized the staff report and provided a presentation. A copy is available by contacting the Planning Division.

Larry Culbertson, Historical Society Board Member, expressed general support of the project and concern about no parking requirements under State Law.

The Design Review Subcommittee, either individually or collectively, made the following recommendations:
• Provide visuals showing the project site and neighboring buildings for context.
• Consider scale, massing, and foundational landscaping to achieve good architecture.
• Apply architectural techniques and principles used on sample buildings shared at the meeting.
• Rafter tails should appear traditional, consistent with design standards as staff recommends.
