1. Discussion of the Draft Downtown The following key decisions/ agreements were Specific Plan ( Continued from January 8, made by consensus:
2024, meeting) The area east of Euclid Avenue
between Bonita Avenue and Acacia
Avenue would be designated as part
of the " Town Core" district, with
development standards similar to the
rest of the Town Core area.
The minimum setback for
developments adjacent to singlefamily residential properties would be increased from 15 feet to 20 feet.
Language would be added to require
a certain percentage ( e. g. 50% or
higher) of ground floor residential
units in certain areas to have entry
doors facing the street.
Dark sky lighting standards would be
referenced to guide lighting
requirements.
Rezoning the Bonita/ Cataract site
to public, semi- public with an
overlay to allow commercial
development along Bonita.

departmental planning, and report back to
Council on the costs and feasibility of each
item.
